Thermal Imaging vs Traditional Leak Detection: Which Do You Actually Need?
Not every leak needs thermal imaging — and it's worth being upfront about that, because the technology gets marketed as a universal upgrade when really it solves a specific problem: finding leaks that traditional inspection can't see.
How traditional leak detection works
A visual inspection — checking for visible cracks, stains, damp patches, tapping tiles to listen for hollow sounds, checking known failure points like joints and pipe penetrations. For a lot of straightforward cases — a visible crack on the terrace directly above a ceiling stain, for example — this is enough. The source is obvious and the fix is clear.
Where traditional inspection falls short
The problem is that water doesn't always travel straight down. It can enter at one point, travel along a slab or beam, and surface somewhere else entirely — sometimes several feet away from where it actually got in. In these cases, a purely visual inspection risks treating the wrong spot: the repair looks right, but the leak comes back because the actual entry point was never addressed.
What thermal imaging adds
A thermal camera detects temperature differences caused by moisture behind a surface — wet areas read differently to the camera than dry ones, even when there's nothing visible to the naked eye. This lets us map the actual extent and path of moisture before deciding where to treat, rather than guessing based on where the stain happens to be.
When it genuinely matters
- A previous repair didn't fix the problem — the leak came back after treatment
- The stain location doesn't obviously match any visible crack or damage above it
- You want to confirm the extent of moisture spread before agreeing to a large-scope repair (avoiding both under- and over-treatment)
- Hidden pipe leaks inside walls or under flooring, where there's no visible external clue
When a straightforward inspection is genuinely enough
A visible crack directly above a fresh, localized stain, with no history of failed repairs, often doesn't need thermal imaging to diagnose — the cause is already clear. We're not going to add a technology fee to a job that doesn't need it.
