Photos with marked points, thermal or moisture notes, and the limits of what the scan can prove.

Diagnosis
Cause labelled Confirmed, Probable, Possible or Excluded — then the minimum opening if we still need to verify.

Treatment
Quoted system, preparation, exclusions and testing. Work starts only after you approve the scope.

Warranty
The period on the quotation and certificate — not a generic banner number.
Cause labels we will actually use
Confirmed
Multiple evidence points support the cause.
Probable
Evidence indicates the cause; further verification may still be required.
Possible
One or more clues exist, but the evidence is not enough for a firm conclusion.
Excluded
Inspected, and no supporting evidence found in the inspected area.
Detection questions
Finding the source of a leak before treatment. Thermal mapping, optical confirmation and a visual inspection, written as Confirmed, Probable, Possible or Excluded.
