Thermal scan of the terrace and the ceiling below, plus a walk of outlets and parapet joints.
Evidence
Cold path along the parapet-slab joint. The bedroom stain sat two metres away from the entry point.
Diagnosis — Confirmed
Failed parapet joint and worn terrace screed. The ceiling stain was the exit, not the source.
Treatment
Joint detailing, PU elastomeric membrane on the walkable terrace, outlets cleared.
Testing
24-hour pond test before handover.

Quoted 7-year PU terrace system, subject to drainage remaining as left.
