Problem. Repeated monsoon leaks into a commercial top floor despite two previous coatings.
Evidence. Failures clustered at HVAC kerbs and expansion joints, not the field of the old coat.
Confirmed. Untreated penetrations and joints under a coating that had been applied over them.
Treatment. Joint and kerb detailing, then specified polyurea system.
