- Failed parapet joint — two planes moving at different rates in Deccan heat
- Poor slope or a blocked outlet, so water ponds on the membrane
- Worn PU or cementitious coat over untreated cracks
- Planters, tiles or later civil cuts through an otherwise sound system
How Gracia diagnoses
Evidence before treatment
Walk the outlets, parapet and penetrations. Thermal scan of the terrace and the ceiling below when the stain is offset from the obvious joint. Ponding is photographed, not guessed. A thermal anomaly is not by itself a broken pipe.
Kompally, Kukatpally and Gachibowli apartments see the same summer–night temperature swing. Rigid coats crack. Flexible systems last longer here only if joints and drainage are in the scope.

Local case
Terrace seepage in Kompally — PU membrane after thermal mapping
Problem. Top-floor bedroom ceiling stained after every monsoon. Previous contractor had coated the stain from below.
Evidence. Cold path along the parapet-slab joint. The bedroom stain sat two metres away from the entry point.
Confirmed. Failed parapet joint and worn terrace screed. The ceiling stain was the exit, not the source.
Treatment. Joint detailing, PU elastomeric membrane on the walkable terrace, outlets cleared.
Testing. 24-hour pond test before handover.
